1. Payment & Deposit<\/h2>\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t
\n\t\t\t\t
\n\t\t\t\t\t\t\t

1.1<\/strong> Monthly rent payment:<\/p>

  • The Tenant will pay the monthly rental fee as outlined by the payment schedule agreed.<\/li>
  • Payment method: LUX & Easy\u2019s designated corporate bank account, card payment.<\/li>
  • The prices mentioned are for upfront payments, certain installment arrangements can be made upon request<\/li>
  • For rental duration up to 4 months, the full payment will be made upfront.
    • Deposit: The refundable security deposit will be 1 monthly rent<\/li><\/ul><\/li><\/ul>

      The security deposit will be refunded to the Tenant, subject to the premises, fixtures and fittings and furniture being in a satisfactory condition, allowing for reasonable wear and tear, commensurate with the condition of the same when the premises were handed over to the Tenant.<\/p>

      • Booking fee: One-time service fee applicable to initial bookings plus potential extensions; calculated as a percentage of booking value and capped at 1 monthly rent. VAT of 24% is calculated on top of this amount.<\/li>
      • Utilities: Any bills associated with the property (power supply, water supply, heating, building utility & maintenance fees, and internet) are to be paid by the Tenant. For all of these, the Tenant agrees to deposit the amount for the utilities payment, along with the monthly rent, in the Operator\u2019s corporate bank account. If the total duration of the rental is less than or equal to 2 months, then the cost of utilities is fixed, as shown in the booking confirmation. If the total duration of the rental is more than 2 months, then at the end of the rental, if the amount of all the above-mentioned charges exceeds the total forecasted amount (in Euros), then the tenant is obliged to pay the difference. If the amount is less than the total forecasted amount (in Euros), then LUX & Easy will pay back to the Tenant the equivalent difference.<\/li><\/ul>\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t
        \n\t\t\t\t
        \n\t\t\t\t\t\t\t

        1.2<\/strong> Booking Confirmation: All bookings shall be confirmed at the latest 30 days prior to the lease start date. In case the preferred apartment is no longer available, the Operator should offer alternatives or issue a full refund.<\/p>\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t

        \n\t\t\t\t\t\t\t

        1.3<\/strong> All payments required to be made or which are made under this Sub-Lease and\/or Payment Plan by the Sub-Lessee are subject to Value Added Tax (VAT) and\/or any other applicable taxes and duties, such as city or tourism taxes. All sums payable by the Sublessee are inclusive of any VAT or tax\/duty that may be chargeable.<\/p>\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t

        1.4<\/strong> Acceptance of Terms: By completing a booking via LUX & Easy\u2019s website, or by directly or indirectly instructing LUX & Easy to complete a booking on Guest\u2019s behalf, Guest agrees to the Terms and Conditions, and to pay the total amount quoted.<\/p>\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t

        2. Customer Rights<\/h2>\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t

        \n\t\t\t\t\t\t\t

        2.1<\/strong> For online bookings, the Tenant has the right to not accept the accommodation upon viewing should the property not reflect photos, and proceed with a cancellation of the reservation, according to the Cancellation Policy described on the website.<\/p>\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t

        \n\t\t\t\t\t\t\t

        2.2<\/strong> In case the Tenant does not complete the aforementioned payments according to the payment plan mutually agreed, the Operator will proceed with a cancellation of the reservation, according to the Cancellation Policy described on the website.<\/p>\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t

        \n\t\t\t\t\t\t\t

        2.3<\/strong> For online bookings, the Tenant has the right to accept alternative accommodation on the basis offered.<\/p>\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t

        \n\t\t\t

        3. Cancellation policy<\/h2>\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t
        \n\t\t\t\t
        \n\t\t\t\t\t\t\t

        3.1<\/strong> Guest may cancel the Reservation prior to the Commencement Date by written notice to LUX & Easy, such notice to be delivered by email to the address set forth in the Section titled \u201cNotices\u201d below. Cancellation of the Reservation by Guest will terminate this Agreement. No Guest cancellation will be deemed to be effective unless and until LUX & Easy sends a written return confirmation of its receipt of such cancellation. LUX & Easy will refund 100% of the Guest Fees paid by Guest — excluding any card processing fee — if Guest cancels the Reservation at least thirty (30) days prior to the Commencement Date. For LUX & Easy properties, if a Guest cancels the Reservation fewer than 30 days prior to the Commencement date, LUX & Easy will retain a charge equal to a half month’s rent. With written acceptance from LUX & Easy, a Guest may request to switch units at no additional charge if the request is received more than 30 days prior to the initial Commencement date. If the request to switch units is received within 30 days of the Commencement date, a charge equal to a half month’s rent is due by the Guest to LUX & Easy (and any card processing fees are non-refundable).<\/p>\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t

        4. Early Termination & Renewal<\/h2>\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t

        \n\t\t\t\t\t\t\t

        4.1<\/strong> In the case that the Tenant wishes to terminate the sublease before the agreed expiration date, he\/she has to inform the Operator in writing at least sixty (60) days earlier than his\/her departure from the property. In that case, the rent will be re-adjusted for the whole duration of his stay in accordance with the actual period of stay in the property. In any other case that the Tenant does not inform the Sublessor in due time, the security deposit will be withheld.<\/p>\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t

        \n\t\t\t\t\t\t\t

        4.2<\/strong> In case of earlier than planned contract termination, the Operator needs to return to the Tenant the proportional amount for the duration of the stay that did not take place or anything else that might be mutually agreed in the contract. The booking fee and any card processing fees are non-refundable.<\/p>\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t

        \n\t\t\t\t\t\t\t

        4.3<\/strong> The Tenant holds the right to extend his lease only in the case that the Operator has been informed in writing sixty (60) days prior to the expiration date of the lease and has agreed to renew the sublease contract.<\/p>\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t

        \n\t\t\t\t\t\t\t

        4.4<\/strong> The contract is valid up to the end of the specified period after which the date is considered null and void.<\/p>\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t

        \n\t\t\t\t\t\t\t

        4.5<\/strong> We make every effort to process eligible refunds quickly. We will process refunds up to 30 days after either being notified of your intent to cancel, or post check-out for early terminations.<\/p>\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t

        5. Cleaning & Maintenance<\/h2>\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t

        5.1<\/strong> The Operator will be offering cleaning services at a predetermined price. Any cleaning sessions will take place at a time and day of the week defined by the Tenant and the Operator. Cleaning sessions can be scheduled via a LUX & Easy representative or via the LUX & Easy app, at a specified price per session.<\/p>\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t

        \n\t\t\t\t\t\t\t

        5.2<\/strong> In case of any maintenance issues or malfunctioning of the infrastructure of the apartment or the equipment, the Operator will take the necessary actions to restore the premises to each previous condition in the shortest possible time frame.<\/p>\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t

        \n\t\t\t\t\t\t\t

        5.3<\/strong> Upon exit, a cleaning exit fee will be charged to bring the unit to its initial condition. This fee varies depending on the size and number of bedrooms of the unit.<\/p>\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t

        6. Code of Conduct<\/h2>\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t

        \n\t\t\t\t\t\t\t

        6.1<\/strong> The Tenant agrees to comply with all community rules and regulations.<\/p>\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t

        \n\t\t\t\t\t\t\t

        6.2<\/strong> The Tenant and other individuals that will reside in the property need to provide a photocopy of their Passport prior to their arrival at the property.<\/p>\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t

        \n\t\t\t\t
        \n\t\t\t\t\t\t\t

        6.3<\/strong> The Tenant cannot sublease the property under any conditions.<\/p>\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t

        \n\t\t\t\t
        \n\t\t\t\t\t\t\t

        6.4<\/strong> The Tenant undertakes to use the apartment as it is stated in this contract and will not use it for any illegal purpose whatsoever. The apartment will be used strictly for residential purposes. In case of breach of this undertaking, this contract shall be deemed as null and void without any judgment, warning or any other procedures initiated and shall pay rent for the remaining period of the lease or in case the rent already paid it shall not be refunded.<\/p>\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t

        \n\t\t\t\t\t\t\t

        6.5<\/strong> Tenants should refrain from smoking in the apartment and use the balcony when that is available or other outside areas. Indoor smoking that results in damage to furniture, equipment and infrastructure or permanent odor may result in replacement of items or additional cleaning fees that will be charged to the Tenant.<\/p>\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t

        6.6<\/strong> Pets are allowed upon request, certain restrictions may apply<\/p>\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t

        \n\t\t\t\t\t\t\t

        6.7<\/strong> LUX & Easy can visit once a month (for long-term leases) and in the last 2 months of the lease can visit once every 15 days<\/p>\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t

        7. Legal Jurisdiction<\/h2>\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t

        This agreement shall be governed by and construed in accordance with the laws of the Hellenic Republic.<\/p>\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t

        Check-in\/out Policies<\/strong><\/p>

        Check-in at 15:00pm or later. For check-in later than 23.00pm, please contact the property in advance.<\/p>

        Check-out at 11:00am or earlier.<\/p>

        Late Checkout Policy:<\/strong><\/p>

        Please be aware that our late check-out is subjected to availability and extra costs apply.<\/p>

        Later than 5pm, the guest gets charged an additional full night.<\/p>

        We kindly ask our guests to inform us regarding their arrival time and check-out preference promptly.<\/p>

        Reservation Policy<\/strong><\/p>

        Restrictions may apply depending on periods and policies.<\/p>

        Lux&Easy requires credit card details in order to guarantee and pre-authorize a reservation.<\/p>

        In case of a direct booking via telephone or if the guest does not own a credit card, to confirm a reservation the guest may be required to deposit a prepayment via payment link at the property\u2019s bank account under these Terms and Conditions.<\/p>

        Once the booking has been processed, you will receive a Confirmation email that outlines a summary of your booking and all guidelines of the following-up steps until check-in. Please review the information carefully and if you have any questions or require any changes, contact \u2026.<\/p>

        Only a person over the age of 18 is allowed to make a reservation. The adult making a reservation for a person under the age of 18 will be held responsible for the minor, whether he or she accommodates with the minor or not.<\/p>

        Cancelation policy<\/strong><\/p>

        Cancelations Policy varies based on seasonality, booking rate, booking channel and many more. Please refer to your Reservation Confirmation e-mail to check what applies to you, or please contact \u2026 in order to assist you.<\/p>

        The above does not apply to \u201cNON-REFUNDABLE\u201d reservations. \u201cNON-REFUNDABLE\u201d cannot be refunded.<\/p>

        When you submit credit-card data while making a reservation, encryption technology is used to guarantee a secure transaction. We will only collect personal data that is necessary for the purpose of processing, confirming, and paying a booking. We will hold such financial information as long as it is needed in order to complete necessary transactions, always in accordance with the applicable law.<\/p>

        Our Rates Include<\/strong><\/p>

        All our rates include accommodation. Lux&Easy guarantees and takes full responsibility solely for the provision and quality of the accommodation.<\/p>

        Besides that, each rate has its own package deal. It is the guest\u2019s responsibility to check what is included in their price before submitting their booking.<\/p>

        When reserving a room (via telephone or online), Lux&Easy is entitled to approve and charge international or national credit cards. A reservation fee may be charged to the credit card as a prepayment. This will be deducted from the final bill. If Lux&Easy has not made an approval for prepayment from your credit card, we are entitled to require a deposit up to 50\u20ac.<\/p>

        Any additional service that might be needed during the guest\u2019s stay, can be arranged by our experienced and dedicated team upon request and it will be provided by our carefully selected and trustworthy partners.<\/p>
