The Operator is operating a fully furnished and equipped apartment that it is to be delivered to the Tenant fully functional at the date of entry and maintained all through the stay period.
1.1 Monthly rent payment:
The security deposit will be refunded to the Tenant, subject to the premises, fixtures and fittings and furniture being in a satisfactory condition, allowing for reasonable wear and tear, commensurate with the condition of the same when the premises were handed over to the Tenant.
1.2 Booking Confirmation: All bookings shall be confirmed at the latest 30 days prior to the lease start date. In case the preferred apartment is no longer available, the Operator should offer alternatives or issue a full refund.
1.3 All payments required to be made or which are made under this Sub-Lease and/or Payment Plan by the Sub-Lessee are subject to Value Added Tax (VAT) and/or any other applicable taxes and duties, such as city or tourism taxes. All sums payable by the Sublessee are inclusive of any VAT or tax/duty that may be chargeable.
1.4 Acceptance of Terms: By completing a booking via LUX & Easy’s website, or by directly or indirectly instructing LUX & Easy to complete a booking on Guest’s behalf, Guest agrees to the Terms and Conditions, and to pay the total amount quoted.
2.1 For online bookings, the Tenant has the right to not accept the accommodation upon viewing should the property not reflect photos, and proceed with a cancellation of the reservation, according to the Cancellation Policy described on the website.
2.2 In case the Tenant does not complete the aforementioned payments according to the payment plan mutually agreed, the Operator will proceed with a cancellation of the reservation, according to the Cancellation Policy described on the website.
2.3 For online bookings, the Tenant has the right to accept alternative accommodation on the basis offered.
3.1 Guest may cancel the Reservation prior to the Commencement Date by written notice to LUX & Easy, such notice to be delivered by email to the address set forth in the Section titled “Notices” below. Cancellation of the Reservation by Guest will terminate this Agreement. No Guest cancellation will be deemed to be effective unless and until LUX & Easy sends a written return confirmation of its receipt of such cancellation. LUX & Easy will refund 100% of the Guest Fees paid by Guest — excluding any card processing fee — if Guest cancels the Reservation at least thirty (30) days prior to the Commencement Date. For LUX & Easy properties, if a Guest cancels the Reservation fewer than 30 days prior to the Commencement date, LUX & Easy will retain a charge equal to a half month’s rent. With written acceptance from LUX & Easy, a Guest may request to switch units at no additional charge if the request is received more than 30 days prior to the initial Commencement date. If the request to switch units is received within 30 days of the Commencement date, a charge equal to a half month’s rent is due by the Guest to LUX & Easy (and any card processing fees are non-refundable).
4.1 In the case that the Tenant wishes to terminate the sublease before the agreed expiration date, he/she has to inform the Operator in writing at least sixty (60) days earlier than his/her departure from the property. In that case, the rent will be re-adjusted for the whole duration of his stay in accordance with the actual period of stay in the property. In any other case that the Tenant does not inform the Sublessor in due time, the security deposit will be withheld.
4.2 In case of earlier than planned contract termination, the Operator needs to return to the Tenant the proportional amount for the duration of the stay that did not take place or anything else that might be mutually agreed in the contract. The booking fee and any card processing fees are non-refundable.
4.3 The Tenant holds the right to extend his lease only in the case that the Operator has been informed in writing sixty (60) days prior to the expiration date of the lease and has agreed to renew the sublease contract.
4.4 The contract is valid up to the end of the specified period after which the date is considered null and void.
4.5 We make every effort to process eligible refunds quickly. We will process refunds up to 30 days after either being notified of your intent to cancel, or post check-out for early terminations.
5.1 The Operator will be offering cleaning services at a predetermined price. Any cleaning sessions will take place at a time and day of the week defined by the Tenant and the Operator. Cleaning sessions can be scheduled via a LUX & Easy representative or via the LUX & Easy app, at a specified price per session.
5.2 In case of any maintenance issues or malfunctioning of the infrastructure of the apartment or the equipment, the Operator will take the necessary actions to restore the premises to each previous condition in the shortest possible time frame.
5.3 Upon exit, a cleaning exit fee will be charged to bring the unit to its initial condition. This fee varies depending on the size and number of bedrooms of the unit.
6.1 The Tenant agrees to comply with all community rules and regulations.
6.2 The Tenant and other individuals that will reside in the property need to provide a photocopy of their Passport prior to their arrival at the property.
6.3 The Tenant cannot sublease the property under any conditions.
6.4 The Tenant undertakes to use the apartment as it is stated in this contract and will not use it for any illegal purpose whatsoever. The apartment will be used strictly for residential purposes. In case of breach of this undertaking, this contract shall be deemed as null and void without any judgment, warning or any other procedures initiated and shall pay rent for the remaining period of the lease or in case the rent already paid it shall not be refunded.
6.5 Tenants should refrain from smoking in the apartment and use the balcony when that is available or other outside areas. Indoor smoking that results in damage to furniture, equipment and infrastructure or permanent odor may result in replacement of items or additional cleaning fees that will be charged to the Tenant.
6.6 Pets are allowed upon request, certain restrictions may apply
6.7 LUX & Easy can visit once a month (for long-term leases) and in the last 2 months of the lease can visit once every 15 days
This agreement shall be governed by and construed in accordance with the laws of the Hellenic Republic.
Check-in/out Policies
Check-in at 15:00pm or later. For check-in later than 23.00pm, please contact the property in advance.
Check-out at 11:00am or earlier.
Late Checkout Policy:
Please be aware that our late check-out is subjected to availability and extra costs apply.
Later than 5pm, the guest gets charged an additional full night.
We kindly ask our guests to inform us regarding their arrival time and check-out preference promptly.
Reservation Policy
Restrictions may apply depending on periods and policies.
Lux&Easy requires credit card details in order to guarantee and pre-authorize a reservation.
In case of a direct booking via telephone or if the guest does not own a credit card, to confirm a reservation the guest may be required to deposit a prepayment via payment link at the property’s bank account under these Terms and Conditions.

Only a person over the age of 18 is allowed to make a reservation. The adult making a reservation for a person under the age of 18 will be held responsible for the minor, whether he or she accommodates with the minor or not.
Cancelation policy

The above does not apply to “NON-REFUNDABLE” reservations. “NON-REFUNDABLE” cannot be refunded.

When you submit credit-card data while making a reservation, encryption technology is used to guarantee a secure transaction. We will only collect personal data that is necessary for the purpose of processing, confirming, and paying a booking. We will hold such financial information as long as it is needed in order to complete necessary transactions, always in accordance with the applicable law.
Our Rates Include
All our rates include accommodation. Lux&Easy guarantees and takes full responsibility solely for the provision and quality of the accommodation.
Besides that, each rate has its own package deal. It is the guest’s responsibility to check what is included in their price before submitting their booking.
When reserving a room (via telephone or online), Lux&Easy is entitled to approve and charge international or national credit cards. A reservation fee may be charged to the credit card as a prepayment. This will be deducted from the final bill. If Lux&Easy has not made an approval for prepayment from your credit card, we are entitled to require a deposit up to 50€.
Any additional service that might be needed during the guest’s stay, can be arranged by our experienced and dedicated team upon request and it will be provided by our carefully selected and trustworthy partners.

Children of 0-2 years old, stay for free on a baby cot.
Baby cots are a subject to availability. In order to secure one, it is advised to state your request before check-in date. Yet, for it to be official it must be confirmed by the Lux&Easy team with an e-mail.
Noise Management
We would kindly ask our guests to respect other guests and local residents and keep noise to acceptable levels, especially during ‘quite hours’. In accordance with Greek Law, these are:
